The Affordable Housing Lottery is open for Archer Green, a 23 story mixed-use development located at 92-23 168th Street in Jamaica, Queens. Designed by Edelman Sultan Knox Wood Architects and developed by Omni New York, the 552,156 square foot building will produce 387 units. On NYC Housing Connect, 351 units are available to residents at 40 to 130% of the region’s median income, whose qualifying income ranges from $ 20,160 to $ 183,300.

Residential facilities include bicycle storage, covered parking for 130 vehicles, charging stations for electric cars, Wi-Fi in common areas and a gym. Other features include media room, business center, games room and children’s play area, communal laundry room, community lounge, parcel lockers, recycling center, outdoor patio with stations grill, a virtual doorman and a resident manager on site. The residences will be equipped with dishwashers, air conditioning and energy efficient appliances.

At 40 percent of the MAI, there are three studios with a monthly rent of $ 524 for incomes ranging from $ 20,160 to $ 36,400; 17 one-bedroom apartments with a monthly rent of $ 667 for revenues ranging from $ 25,338 to $ 40,960; 16 two-bedroom apartments with a monthly rent of $ 810 for revenues ranging from $ 30,960 to $ 49,120; and three three bedrooms with a monthly rent of $ 929 for incomes ranging from $ 35,795 to $ 56,400.

At 60% of the MAI, there are 16 studios with a monthly rent of $ 837 for incomes ranging from $ 30,892 to $ 54,600; 54 one-bedroom apartments with a monthly rent of $ 1,058 for revenues ranging from $ 38,743 to $ 61,440; 60 two bedrooms with a monthly rent of $ 1,280 for revenues ranging from $ 47,075 to $ 73,680; and nine three bedrooms with a monthly rent of $ 1,472 for incomes ranging from $ 54,412 to $ 84,600.

At 100 percent of the MAI, there are three studios with a monthly rent of $ 1,197 for incomes ranging from $ 43,235 to $ 91,000; 17 one-bedroom apartments with a monthly rent of $ 1,509 for revenues ranging from $ 54,206 to $ 102,400; 16 two-bedroom units with a monthly rent of $ 1,820 for revenues ranging from $ 65,589 to $ 122,800; and three three bedrooms with a monthly rent of $ 2,096 for incomes ranging from $ 75,806 to $ 141,000.

At 130 percent of the MAI, there are 14 studios with a monthly rent of $ 1,510 for incomes ranging from $ 53,966 to $ 118,300; 55 one-bedroom apartments with a monthly rent of $ 1,900 for incomes ranging from $ 67,612 to $ 133,120; 57 two-bedroom apartments with a monthly rent of $ 2,289 for revenues ranging from $ 81,669 to $ 159,640; and eight three-bedroom apartments with monthly rent of $ 2,638 for revenues ranging from $ 94,389 to $ 183,300.
